Kingston

Nearly 7,000 acres. Approximately 10,000 future residences. 700,000 sq ft of commercial space. 3,200+ acres of restored conservation land. Builders include Lennar, Pulte, Neal Communities, Taylor Morrison, and Kolter Homes. Groundbreaking November 2025. Model homes available for viewing late 2026. First closings anticipated fall 2026.

Corkscrew Grove Villages

Proposed by Alico Inc. on 4,660 acres across the Collier/Lee/Hendry county line. Two 1,500-acre mixed-use villages — East and West — each with approximately 4,500 homes, 280,000 sq ft of commercial space, 70,000 sq ft of civic uses including schools and fire/EMS, a village green, trails, lakes, and preserves. More than 6,000 acres in permanent conservation.

The Collier County Planning Commission unanimously recommended approval of East Village in March 2026. County Commissioner decision anticipated Q2/Q3 2026. SFWMD permitting projected 2027. Army Corps 404 permits expected 2028. A long-range project — but the land surrounding it is already being watched closely by informed buyers.

$578 Million I-75 Widening

Florida’s Moving Florida Forward Initiative is funding an 18.5-mile widening of I-75 from Golden Gate Parkway in Collier County to Corkscrew Road in Lee County — expanding from 6 to 8 lanes. FDOT projects a 47% reduction in travel times. Construction begins 2026, accelerated one year ahead of the original schedule.

Communities already positioned along this growth path — WildBlue, Verdana Village, The Place at Corkscrew, Corkscrew Shores, Bella Terra, Grandezza, RiverCreek, and others — stand to benefit directly from every phase of this buildout.
