What the Numbers Really Mean

August’s market data shows single-family supply still historically tight in most counties, even as several markets — Hillsborough, Pinellas, and The Villages among them — saw closed sales pull back for the month. Condo markets moved in the opposite direction in several counties, with Lake, Manatee, Sarasota, and Charlotte all posting double-digit sales gains, even as some condo pricing continued to soften in markets like Hernando, Marion, and The Villages.

For buyers, that means the most immediate opportunity is concentrated in condos with softening price, particularly where fees, reserves, or condition are working against a listing, while single-family inventory keeps tightening in markets like Pinellas, Manatee, and The Villages. For sellers, this remains a market that rewards a well-priced, well-presented home, especially in single-family segments where price gains held despite lighter sales volume.
