July 2026 Florida Real Estate Market Update

The newest market data is in. This report compares July 2026 to July 2025 across Lee, Collier, Charlotte, The Villages, Pasco, Hernando, Sarasota, Hillsborough, Lake, Marion, Pinellas, and Manatee.

Quick read: single-family supply held historically tight across the region, with Pinellas (3.5 months) and The Villages (3.8 months) again posting the lowest readings in this report — Pasco was the lone outlier, ticking up to 4.3 months. Condo activity surged in several markets, led by a 146% jump in closed sales for The Villages, even as condo pricing continued to soften across most Tampa Bay and Southwest Florida counties.

What the Numbers Really Mean

July’s market data continues a theme we’ve seen building all year: single-family supply is tightening across nearly every county, while condo and townhome markets remain more uneven, with some segments seeing renewed buyer activity and others still softening on price.

For buyers, that means the easiest negotiating room right now is concentrated in condos, especially where fees, reserves, or condition are working against a listing. For sellers, especially single-family sellers in Pinellas, The Villages, Charlotte, and Manatee, this is a market that continues to reward a well-priced, well-presented home.
