June 2026 Florida Real Estate Market Update

The newest market data is in. This report compares June 2026 to June 2025 across Lee, Collier, Charlotte, The Villages, Pasco, Hernando, Sarasota, Hillsborough, Lake, Marion, Pinellas, and Manatee.

Quick read: single-family supply tightened further in most counties, with Pinellas (3.5 months) and The Villages (3.8 months) posting the lowest readings in this report. Condo sales surged in several markets — Charlotte led with a 66% jump in closed sales — even as condo pricing continued to soften in a number of Tampa Bay and Southwest Florida counties.

What the Numbers Really Mean

June’s market data continues a theme we’ve seen building all year: single-family supply is tightening across nearly every county, while condo and townhome markets remain more uneven, with some segments seeing renewed buyer activity and others still softening on price.

For buyers, that means the easiest negotiating room right now is concentrated in condos, especially where fees, reserves, or condition are working against a listing. For sellers, especially single-family sellers in Pinellas, The Villages, Charlotte, and Manatee, this is a market that continues to reward a well-priced, well-presented home.
